According to Articles 119 and 149 of the Housing Law of Vietnam and Article 3 of the Law on Entry, Exit, Transit, and Residence of Foreigners, foreigners can rent a house in Vietnam if they meet the following criteria:

  • They must have full legal capacity to enter into housing transactions.

  • They must possess a passport or valid international travel document, and a visa as per the regulations of the Law on Entry, Exit, Transit, and Residence of Foreigners.

  • It is not mandatory to have temporary or permanent residence registration at the location where the housing transaction occurs.

The top neighborhoods for expats in Ho Chi Minh City are Thao Dien in District 2 and Phu My Hung in District 7. These areas are designed with foreigners in mind, offering a high level of convenience. Both neighborhoods are largely self-sufficient, providing everything you need for a long-term stay, including hospitals, gyms, grocery stores, and a wide selection of restaurants and cafes.

Additionally, local websites like Batdongsan.com.vn and Muabannhadat.vn feature listings for both short-term vacation rentals and long-term serviced apartments. Facebook is also a great place to look, as many Facebook groups focus on apartment and house rentals in various cities across Vietnam.
